Why is it that NYC and the surrounding area lack franchised and fast food restaurants?

I'll go on vacation to Florida or maybe colorado and i see they have all these fast food restaurants and franchise chains but when it comes to new york city and the 5 boroughs they don't have any of them or if they do maybe they will have one. For instance they don't have this buffet restaurant called Golden Corall which im sure are in other place sbesides florida. It's he best place, lots of food good price, a ton of stuff to pick from. Cici's pizza buffet place... a lot of states have them, awesome food. Even restaurants like Chili's, Ruby Tuesdays, Olive Garden etc they are all out in long island far away from where I live in Queens NYC. It took over a year to get quiznos here when everyone else had them. So whats the deal? Even though we have privately owned food businesses it doesnt mean we have a lot of a certain kind of food nor does it mean that place is going to be good either. Mcdonalds, burger king taco bell do well here so why can't the others? Does it have to do with licensing or something? is it difficult to get a license? I made a question like this before and no one really answere dmy question. They all kept saying why would you want fast food, and thats my business sometimes Im in the mood for it and everyone wants a bit of change from the norm, plus sometimes its just quicker and cheaper. I just want to know for a place that has a lot of people why we get jipped out of some pretty good restaurants that are of the fast food and franchised kind. Why is it that NYC and the surrounding area lack franchised and fast food restaurants?
I live in the NY Metro area and travel a good deal. Let me break this down...

Golden Corral -- Could you imagine one of these in the City? People would hang out there all day and it would quickly become decrepid. It couldn't make a profit.

Olive Garden? Are you kidding? There are REAL Italians living in NY. None would be caught dead in an Olive Garden with that processed, overcooked crud.

TGIF's -- there is one north of Times Square. The tourists who don't know better go there. Prices are double what a TGIF anywhere else would be and it's tightly packed. Not enjoyable.

Chilis ... Not sure about this one. Probably same as the others -- high rents and lack of space make it not feasible.

DQ -- That's a real suburban/small-town thing, going back to the era of drive-ups.

Overall, I think, with all the ethnic mom-and-pop options available, New Yorkers' disdain for chains (there's no Wal-Mart, either), high rents and lack of space, we don't have as many of these type restaurants -- THANK THE LORD!!!
Well, I think that sence the streets are crouded and at takes forever to get to places your fast food comes slow so its more worth it if you just go to some other place that has good tasting food and cheap. Why is it that NYC and the surrounding area lack franchised and fast food restaurants?
The ambiance and it's NYC.
Cash is King... It is simply too damn expensive to run a restaurant like these in this area. The profit margins are not high enough for the franchise owner to take the risk and the corporate restaurants do not want to absorb the high monthly lease payments needed to keep a presence in these high rent areas.
location = price .large cities = higher prices for leasing the building and corps. and fast food generally are reasonably to low priced , which means they will have to sell a ton of food to turn any kind of profit .

I work for a corp in a city 10 min from san fran .lease is 70,000 a month .that's just for the building ,but corps just outside city limits are always the busiest , so why ruin a good thing and open a restaurant which might not any profit at all , even if it is busy .
